Yareal’s Strefa Wilanów the first residential complex awarded BREEAM Final Certificate

Yareal’s residential investment in Warsaw’s Wilanów district, which was completed just a few months ago, has just been awarded a BREEAM Final Certificate.


 This is Yareal’s first multifamily residential development to pass the complete assessment carried out by BREEAM assessors – from certification of the investment’s project to post-construction evaluation. The BREEAM certificate awarded to Strefa Wilanów serves as a confirmation that the investment meets even the most stringent planning and building standards. 


Strefa Wilanów, situated on a 3.5 ha plot of land next to the Wilanów District Hall, the most representative part of the Miasteczko Wilanów neighborhood, is the only BREEAM-certified residential complex in the district. Yareal’s investment is located around 300 m from King Jan III Sobieski’s summer residence, the Wilanów Palace – Villa Nova in Latin – after which the entire district takes its name. Strefa Wilanów achieved the highest score in the Land Use and Ecology category. 


“What has earned our complex the BREEAM Final Certificate is a large interior patio with thousands of thoughtfully arranged shrubs, perennials and grasses as well as ornamental trees and flower beds. It is thanks to the biodiverse green spaces filled with indigenous climate-resistant plant species, environmentally-friendly design and low-density project that independent BREEAM assessors awarded Strefa Wilanów the highest score in the Land Use and Ecology category.” – explains Jacek Zengteler, General Manager at Yareal Polska.


Due to its excellent location, Yareal’s investment scored high marks in the Transport and Services category. There is a multitude of restaurants, stores, and service points at residents’ disposal, as well as outdoor gyms and a dog park, all in close proximity to the complex. Thanks to excellent public transport and road links and a vast network of pedestrian and bicycle lanes – partially funded by Yareal – Strefa Wilanów is exceptionally well-connected to other districts. Bike lanes that run by the complex lead to a scenic route along the Vistula river which connects the northern districts of Warsaw with the health-resort town of Konstancin, the picturesque landscape of the Urzecze microregion, and the Wyspy Zawadowskie Nature Reserve. Especially during the current pandemic, these sparsely populated areas are a popular trip destination and allow for the adherence to proper social distancing measures. 


In the final BREEAM certification process, Strefa Wilanów scored high in categories that relate to managing the construction process, using building materials and managing waste. Nearly 75 % of all waste generated in the construction of the complex has been recycled. Household waste is stored in underground waste containers, from where it is transported to the surface using a special lift designed specifically for that purpose. 


There is only a handful of residential investments with the BREEAM Final Certificate in Poland. It was not until a few years ago that Yareal decided that all of their new housing projects would undergo the rigorous certification process. In just 4 years, the company became an undisputed leader in sustainable building in Poland with 7 BREEAM-certified projects – nearly half of all BREEAM-certified investments in Poland. Strefa Wilanów is the first investment to pass the final assessment, which ends the several-years-long evaluation process and ensures Strefa Wilanów receives the final certificate. Yareal is currently seeking to obtain a BREEAM Final Certificate for the company’s other completed residential projects in Warsaw’s Szczęśliwice and Stare Włochy districts.

Waszyngton food concept opens in SOHO by Yareal

Another exciting food spot appeared in Warsaw’s Kamionek area.

The Waszyngton x Soho food concept has opened in the SOHO 16 building, which is part of the mixed-use SOHO by Yareal project. The interiors of Waszyngton x Soho were designed by SOJKA & WOJCIECHOWSKI architectural studio.

Waszyngton x Soho is an offshoot of the well-known Waszyngton_W96 concept. It has been designed as a continuation of the vision of a neighborhood bistro that combines a specialty coffee shop with an all-day breakfast spot. The offer draws inspiration from the classic menu of its predecessor, staying true to the best of American and French culinary traditions.

At Waszyngton x Soho, located at 16 Żupnicza Street, guests can enjoy dishes crafted by Tomek Zielke and Kuba Ścichocki. The menu features well-known favorites such as the Dutch Baby and Croque Madame, alongside new additions like a reinterpretation of the English breakfast served as a terrine, and a fresh take on the Eggslut, made with homemade pork sausage and horseradish. Matcha also plays a prominent role on the menu, offered in a variety of creative forms. The dessert selection is curated by Żona Krawca Pracownia and its talented pastry chefs, Monika Gontarczyk and Cezary Mścichowski. Waszyngton x Soho also continues the much-loved tasting dinners created by the restaurant's head chefs.

The Waszyngton x Soho food concept has been opened on the ground floor of the SOHO 16 building, which stands out for its unique blend of historic elements with modern architecture. The premises covering 98 m2 of space feature large windows overlooking the linear park in SOHO by Yareal. In addition, guests can enjoy their meals in the outdoor seating area with a southern exposure. The authors of space planning and interior design at Waszyngton x Soho are SOJKA & WOJCIECHOWSKI architectural studio. The new take on the original concept, so well-known by the inhabitants of Warsaw’s Praga district, is a lot more vibrant than the premises located at Waszyngtona 96. The interior architects, Mikołaj Wojciechowski and Maciej Granecki, chose to experiment with form. Colourful sofas with embedded lighting, tables of irregular shapes, textured fabrics on the ceiling and a bold floor pattern are paired with a meticulously designed, architecturally organized wall that separates the dining area from the kitchen and back-of-house. The finishing touch is a huge graphic by Sarah Mari Shaboyan that complements the premises’ name and interior in a light-hearted way. The architects paid special attention to adequate lighting of the Waszyngton x Soho space, so that guests can enjoy it both during the day and at night.

SOHO by Yareal is a vibrant local centre designed in accordance with the idea of a ‘15-Minute City’. In addition, in the historic building B.56, standing out because of its distinctive brick chimney, a food hub will open in the second half of 2026, featuring concepts such as Bułkę przez Bibułkę, Pollypizza Neopolitan and Baken. At SOHO by Yareal, more than 11,300 m2 of space in total is planned for retail and services, featuring dozens of outlets.

Currently, the SOHO by Yareal site is undergoing renovation of the historic building B.56, and the final residential phase is under construction. It includes two buildings with upscale apartments and the high-end NEFRYT apartment building. They will be handed over to residents at the end of 2025, marking the completion of the residential part of the complex.

Apartment Construction Completed at ODEA Park in Gdańsk

Construction has officially been completed at ODEA Park, a boutique, certified apartment community in Gdańsk.

This marks another successful residential development delivered in the Tri-City area by Yareal. The estate, consisting of five two-story buildings, received its occupancy permit in March of this year.

 

ODEA Park is a distinctive development located atop a hill near Powstańców Warszawskich Street, on the edge of Gdańsk’s Śródmieście district. The estate comprises five low-rise buildings offering a total of 120 apartments in a variety of layouts, some of which are still available. Its human scale, open space, and the distance between the irregularly placed buildings—all integrated into the site’s naturally varied topography—set this investment apart. Yareal Expands Apartment Offering in Miasteczko Wilanów

Yareal has launched sales of the final 86 apartments under development in ENSO Wilanów. The new offering is primarily made up of two- and four-room apartments ranging in size from 30 to over 140 sq. m. The project is located near one of the district’s key intersections—Branickiego and Jerzego Holzera Streets—close to the terminus of the new tram line connecting Miasteczko Wilanów with the city centre. Yareal is pleased to announce that it has just signed a contract with FineTech Construction to deliver the final two stages of the development.

 

The ENSO Wilanów offer has been expanded with 86 new apartments planned in the last phase of the project. Stage B, which is coming up for sale, is located in the central part of the plot, between Stage A, which is nearing completion, and the future Stage C. Construction of this next phase is scheduled to begin in the spring of this year.

 

The apartments in ENSO Wilanów are distinguished by above-standard ceiling heights (2.8 m) and carefully planned layouts with clearly separated day and evening zones. Each unit has been designed to provide optimal natural light and a sense of privacy. Notably, no more than six apartments will be located on any given floor. Ground-floor units will feature private gardens, while the remaining homes come with loggias, balconies, or terraces.

 

The new development in Miasteczko Wilanów consists of a single sculptural building divided by three internal courtyards. Each courtyard will serve a different recreational function and will be individually landscaped, featuring distinct colour palettes and blooming plant varieties. Along the southern and eastern borders of the plot, landscaped green areas will be created, including a rain garden and a public playground. The courtyards will be accessible only to pedestrians and cyclists, creating a quiet and comfortable environment for relaxation, including shaded benches under pergolas. The site will also be equipped with an air quality sensor.

 

ENSO is a project that reflects the spirit of our times—sustainable, spacious, and designed with future residents’ comfort in mind. The owners of the food concepts Bułkę przez Bibułkę, Pollypizza Neopolitan and Baken have signed a long-term lease for 930 m2 of space at SOHO by Yareal, a dynamic, multifunctional urban complex in the Praga Południe district of Warsaw. The new location in a historic building with a unique brick chimney will become the focus of businesses developed by Aleksandra and Jacek Dojnikowscy. The official opening of the space is scheduled for the second half of 2026.

SOHO by Yareal is a vibrant local centre designed in line with the concept of the “15-minute city.” The project in Warsaw’s Kamionek neighbourhood features residential premises, leisure areas, and access to a number of service outlets, including a large space for restaurants, bars and cafés. The project will incorporate post-industrial buildings (to be renovated) into the existing development, resulting in an open, vibrant space harmoniously blending with the existing architectural style of the surrounding Praga district. A linear park, cozy patios, sun-drenched terraces and relaxation areas have a strong community-building potential. The restrictions on traffic in the new development will make it even more enjoyable for residents.

Upon completion of renovation and adaptation work on the building next to the linear park, the owners of the concept will move their office, production facilities and bakery there. In addition to Bułkę przez Bibułkę, SOHO by Yareal will also showcase other concepts authored by Aleksandra and Jacek Dojnikowscy—Pollypizza Neopolitan and Baken.

It is a very exciting step for us to become part of the SOHO by Yareal concept,” said Aleksandra Dojnikowska, co-creator of the Bułkę przez Bibułkę, Polypizza Neopolitan and Baken concepts. “Although we are still at the planning stage, we already know that the space will feature all of our much-loved food concepts, and even more. This place is perfect because it will have a centrally located kitchen and a studio to test our new menu. This historic building with brick walls and a unique chimney has a very special atmosphere that stole our hearts. With the new owner, this amazing building, erected c. 1945 on the site of a former boiler room used by the Pocisk munitions factory operating here before World War II, will become a vibrant food hub. The official opening of the space is scheduled for the second half of 2026.

The development has also won a prestigious BREEAM Communities certificate for implementation of the highest urban standards. At SOHO by Yareal in Warsaw's Kamionek district, a vibrant mural now adorns the newly constructed passageway. In December, the complex will come to life with stylish neon signs, while the lobby of one of the buildings will feature a vintage Osa scooter, a nod to the factory that once operated on the site. Additionally, festive New Year’s light displays have been installed throughout the open-access estate, creating a seasonal atmosphere along the 300-meter linear park. At the same time, nearly 150 families are set to move into Yareal’s flagship residential project.

 

Yareal has just completed the latest phase of SOHO by Yareal and is now handing over keys to buyers of several newly built apartments and over 130 high-standard residential units. Residents will soon settle into the SPLENDOR and KARDAN buildings, where a new mural decorates the retail passage. Created by artist Zuzanna Wollny—known for her book illustrations, board games, and press artwork—the mural, titled Galimatias, symbolically represents the dynamic growth of Warsaw’s Praga-Południe district and its industrial heritage.

 

Here, the new rises alongside the old: skyscrapers neighbor historic tenements, old chimneys rise among trees, neon signs reflect the traditions of craftsmen, and the air vibrates with the buzz of an Osa scooter and the howls of a barking dog, set against the sounds of a Praga street band. Galimatias reflects a state of chaos and disorder—a blend of contrasts. However, in my vision, this chaos is tamed by the geometric grid of the city, which may seem chaotic at first but follows its own logic. Observant viewers will also discover a hidden surprise: letters embedded in the mural that spell out a secret message,” – explains the artist.

In December, three neon signs will be installed on the walls of the KARDAN building. These will draw inspiration from Warsaw's iconic Mermaid, the legendary Osa scooter (produced on this site in the late 1950s and early 1960s), and the name of the SOHO estate itself. A vintage Osa scooter will also take pride of place in the lobby of the SPLENDOR building, located on Mińska Street, near the former Warsaw Motorcycle Factory (WFM).

 

From the outset, our vision for SOHO by Yareal has been to blend tradition with modernity. This balance is expressed through SOHO’s architecture, the linear park that connects the complex, and the unique details scattered throughout—murals, neon signs, fragments of historic walls integrated into the new buildings, and pathways made with reclaimed bricks. Together, these elements create a distinctive atmosphere for both residents and visitors. The diverse retail and service offerings ensure that most everyday needs can be met on-site, while also providing opportunities for leisure and exploration. SOHO by Yareal is filling up with service outlets designed to enhance the lifestyle of Kamionek residents. The ground floors of the new buildings will house a medical clinic, a veterinary practice, a café, an accounting office, and neighborhood shops. The estate already features a preschool and a playroom, while additional facilities—including a wine bar, a grocery store, and an architectural studio—are in the works. Dozens of units will host new local businesses, including cafés and restaurants, with select spaces featuring outdoor seating areas.

 

Construction of the final residential phase is also underway. This phase includes two buildings with high-standard apartments and a smaller apartment block adjacent to the linear park. Once completed next year, the residential portion of the complex will take its final shape.
